Lonsdale Ave

3862 Lonsdale was a family home with breathtaking views that rival the best on the North Shore. The upstairs was renovated, it had a registered suite and has nurtured multiple families over the years, but recently transitioned to a rental as the owners moved out of province.

 

It was ready for a fresh start with a revitalized curb appeal. After investing approximately $30,000 and 6 to 8 weeks of dedicated work, we transformed this property from "teardown" to "dream home." The enhancements went beyond just surface upgrades; they included a new hot water tank, updated bathroom fan in the suite, and various other improvements aimed at eliminating objections and showcasing the home’s true potential.

Chicory Lane

This contemporary west coast gem was a very special home to a very special family. It needed some help getting to a place where we could market and sell the home. This is where we stepped up to help get the exterior pressure washed, interior painted, carpets replaced, take care of smaller maintenance issues, lot landscaped and even had tree's removed from the front which really opened up the outlook of the home.

 

We ultimately sold the home in a slower market for over list price!

Rutland Road

This home was originally built in 1969 by Lewis Construction in West Vancouver and rebuilt in 2011 by its previous owner. The home spent some time as a rental property so our goal was to present the entire property as it was when it was freshly rebuilt. It was a ton of work but one I enjoyed managing for the homeowners as we tried to do as much as possible while staying within a predetermined budget. 

We were listed in a high interest rate market and thus West Vancouver sales volumes were at all time lows. But, we did it and were part of the only 11 sales that had occurred in all of January 2023.
