This contemporary west coast gem was a very special home to a very special family. It needed some help getting to a place where we could market and sell the home. This is where we stepped up to help get the exterior pressure washed, interior painted, carpets replaced, take care of smaller maintenance issues, lot landscaped and even had tree's removed from the front which really opened up the outlook of the home.
We ultimately sold the home in a slower market for over list price!
Improper deck drainage. Puddling of water. Peeling paint on stairs. Overgrown plants. Lack of defined garden beds.
Here you can see we had a proper gutter added off the deck, new downspout which connected into the exterior drainage which eliminated the puddling. The exterior was pressure washed including the stairs. Then we had our landscaper in to create garden beds to give it a more finished look.
It's always hard making your way through boxes after decades of living in a home. After the family was organized we are able to call our movers who help with decluttering and removal of any items big or small.
Once the space was emptied, we had the entire home painted, professionally cleaned including the carpets, and staged to show off this large stunning master bedroom.
Here is the dining and kitchen area prior to listing.
Again, the entire home was painted. Any furniture that could be used in the final staging was to reduce staging costs, but the extra items were removed. Drapes came down, house was cleaned and with some lighter staging in this area you can see what a difference it all made. Most of the time, less is more when it comes to making spaces picture perfect!
The lower level prior to listing, the homeowners worked hard to declutter the space.
Then we had the carpets changed, walls painted, decluttered and lighting fixtures changed. The goal was the show the room in the best way possible without making major, costly changes.
The living room is the most special part of the home, vaulted ceiling, open stairwell and super unique window layout.
This room really benefited from a fresh coat of paint and some amazing staging!
This home was originally built in 1969 by Lewis Construction in West Vancouver and rebuilt in 2011 by its previous owner. The home spent some time as a rental property so our goal was to present the entire property as it was when it was freshly rebuilt. It was a ton of work but one I enjoyed managing for the homeowners as we tried to do as much as possible while staying within a predetermined budget.
We were listed in a high interest rate market and thus West Vancouver sales volumes were at all time lows. But, we did it and were part of the only 11 sales that had occurred in all of January 2023.
The kitchen of this home was really impressive with this 11 foot island but it because of the colour it was too heavy for the space.
We had the whole home painted but also had the kitchen cabinets refreshed in white. Some light staging made it a knockout space!
The driveway of the home was quite sloped. I knew potential buyers were going to ask about how treacherous the driveway would be in the snow or at night. Also, for showings I didn't expect people to drive down the driveway.
In an effort to mitigate objections, we had these bushes removed and some road base installed. This created an easy spot for people to park during showings, they got a special view of the water as they walked down and the driveway became less of an issue.

... neat and tidy like you can see here. You'll also notice the lighter coloured concrete as the entire exterior was pressure washed to clean away all of the dirt that took away from the 'well kept' look we were after.
Lots of little marks from the last 10 years of family living in this home and an outdated colour made painting the logical thing to do.
We went with a more modern gray tone and had the home wonderfully staged! The buyer of this home ended up purchasing this dining set from the staging company because it was so perfect for the space!
Ok, ok, excuse the different angle... but you have to see this! Rutland Road is one big rock and this lot benefited from having a bench were it actually had a flat yard but it was so overgrown! The other benefit this lot had is that it anchored two road but no one could tell.
Our arborist came in a removed all of the little saplings and bushes at the rear of the property and re-established an old path that once existed which connected the property to a cul-de-sac below. In addition to this we had the tree's on either side of the house trimmed back so they weren't touching the home. It made the already large lot seem that much more open and the dual access points became a main feature of my marketing.
